Properties in Costa Rica for sale

 

Earlier this week I wrote about the differences between titled and concession property in Costa Rica real estate. The lack of titled beachfront properties in Costa Rica is the main reason for limited beachfront developments. Most of the development types are condos and hotels. While a condo might be a perfect solution for some people, there are others who prefer the comforts and privacy of owning their own home. Developers recognize that many retirees are headed this way and it is this demographic who prefer home site properties in Costa Rica rather than Costa Rica condos.

This is why most of the Costa Rica homes for sale are organized and developed as planned communities. Developers subdivide land, put in the infrastructure and sell acre lots so people can build their perfect dream home. These community properties in Costa Rica are usually constructed up in the mountains so they can offer beautiful ocean views at a cheaper or lower price opposed to beachfront property.

The downside to these communities is that they are often far too large and many of the sold lots have no homes built. For those developments that are complete, owners often say that there is very little community "feel" and a feeling of isolation. Some like this isolation as being grounded with minimal environmental impact and the others feel that the developers did not fulfill their promises of a community. Another issue with planned communities inland is their proximity to the beach front. There is very little spontaneity if you want to walk along the beach since the beach is too far for walking and you must drive. For many, the idea of buying property in Costa Rica is about access to the beautiful beaches and its animals. Having to drive 10-20 minutes to the beach is not fun. Being able to walk out your door and reach the beach in a few minutes if priceless. Spontaneous access to the beach so you can walk with the dog, go for a jog, read a book, or walk along the breaking waves allows you to really enjoy the benefits of this tropical location.
