It’s been 3 months since the opening of the new Caldera highway, linking San Jose to the Central Pacific Coast, and it’s already changing the outlook for Costa Rica beach real estate in Jaco Beach and the surrounding areas. The new highway makes the drive from Jaco to Escazu about one hour. Escazu is a popular upscale suburb of San Jose that many beach residents do their shopping. While Jaco was already the closest beach town to San Jose, an easy one hour drive now makes it very convenient for someone to go from the city to the beach for a quick day trip. Jaco is also seeing a significant increases in rental revenues on the weekends due to the ease of access. For the Costa Ricans and expats whom can afford it, buying costa rica real estate in the Jaco area has quickly become not merely an investment option but truly a second home, one they can use and enjoy on a regular basis. All of this has lead to a lot of activity on real estate in the Jaco area.
Diamante del Sol, Tres Regalos, Vista las Palmas, all three are direct beachfront communities in Jaco and the three have seen nearly nearly two dozen sales in the past 3-4 months. While those three projects have been some of the most popular of late, other communities have picked up with their sales as well. So what does it all mean, are prices going up? Not necessarily. In most cases any sort of great bargain has been purchased, so many of the remaining properties are those of sellers who aren’t in any rush nor motivated to let go of their property at a discounted price. In other words for the people looking for a great deal, the options are much more limited today than they were in January. More importantly what we are seeing is a glimpse of how the San Jose market can stimulate properties in Jaco.
As more and more people continue to visit this area on a consistent basis you can be assured that local businesses will grow, infrastructure will continue to improve and the demand for real estate will continue.
